Here are five ways that you could use to try and sell your house faster.
1. Presentation
The importance of presentation when selling a property goes way beyond any other step in this list. It seems so obvious and simple, yet some people still get it wrong. The best way to present your property is to remove everything non-essential. Hire a storage unit for a few days or dump it at your parents’ house; do what you must to clear out as much space as possible. The reason you need to do this is that it allows the potential house buyers to imagine what it will look like if they move in – where they’ll put their furniture, pictures and who gets each room etc. Presentation allows the potential house buyers to make a choice faster as to whether the house is or isn’t for them.
2. Timing
If you want your house to sell fast, ideally don’t sell in winter. The best time to sell your house is spring and summer. In winter, everyone wants to be cosy and comfortable in their home; not packing and then unboxing, reorganising etc. However, in summer people want a nice, bigger home and garden.
Not only is it the time of year you need to worry about, but also the time of day. If you have a nice family home, it will likely be a family buying your home. Make sure their appointment is at a time when all the kids/families are outside having fun. This will boost their positive thoughts about your home being a safe place for their children to grow up.
3. Gardens

If you’re selling your house in the summer and have a garden, make sure the garden is looking the best it can. If your garden is filled with dead leaves, grab a rake. If the grass is overgrown, get a lawnmower. If weeds are coming in, put gloves on and get to work. You get the idea. Make sure your garden is clean, tidy, attractive and most of all safe. You don’t need a big garden to make your garden look big. If its small, you need to make sure you clear it of any tools or anything taking up space. It helps to have a shed and maybe a garden room, as it not only increases value to your house but also increases ideas for your potential home buyers.
4. Put on A Smile
If you’re at home when potential buyers come to view your property, or are trying to sell it yourself without an estate agent, do your best to make buyers feel welcome and comfortable. When a friend comes over to your house, you offer them a cup of tea or coffee, right? Well why not do that with potential home buyers? Treat them like friends and they will feel more at home. Let them self-explore the house; you don’t need to explain it all to them. And most importantly, smile. Be happy. Get a good night’s sleep before and make sure you are fully energised for the potential homebuyers, as they will not feel at home at all when they see a pair of red eyes and bed hair the height of the house. Make sure you are clean, awake, and happy. You aren’t just selling your house, you’re selling yourself and your lifestyle.
5. Know Your Legals In and Out
Most of the time, the first-time people sell a home, they have no idea what they’re doing. They take so long to learn the whole legal side of selling a house, and it can slow down the house selling process. If you learn everything you need to know about selling your house legal-wise now, by the time it comes to you wanting to sell your property you’ll be well equipped with knowledge and able to get on quickly.
