Selling your house is a huge commitment, so it makes sense to maximise on your returns. While investing in double-glazing or re-landscaping your garden might offer great improvements, they can also cost a lot of time and money. Instead, try some of these easy ideas to increase your home value.

Boost your curb appeal

When potential buyers arrive at your house, you need to make a good first impression. Make sure your house is the most welcoming on the street, however you can. A fresh lick of paint on the door, a shiny new doorknob and a mowed lawn are all easy starting points.

Other easy tricks include washing the windows, repainting window ledges, and sweeping up any detritus from the garden. Make sure your gutters are clear, trim back trees, and ensure everything about your home says that it’s well-cared for. You could even pick up a new doormat for extra kick.

Think practically

It’s all very well for your home to be spick and span, but practical problems could still put a dent in your sales figures. Hiring an inspector to take a look at your home can help you identify any issues. Leaking pipes, termite infections, or broken radiators can all be fixed relatively easily – but could all potentially cost you thousands during a sale.

Don’t be afraid to fix any minor problems yourself, either. Tightening up taps is pretty easy, as is making sure all your wall art is hanging straight, and patching up any small dings and dents. Doing some DIY on the details could reap big rewards.

Look showroom ready

Home value is a subjective thing, but having a clean and tidy house is the easiest way to nudge up its worth. Forget about installing new wardrobes or knocking through walls – there are much simpler ways to increase the amount of space in your home. The first step is to put away all your clutter: throw out what you don’t need, and store the rest.

Adding mirrors to narrow hallways will make them appear much larger, giving an illusion of extra space. Another great idea is to maximise the light in your rooms – choose an inexpensive light fitting to make a statement, and keep those curtains open to let in the sunshine.
