If you’re looking to sell your home, could you benefit from doing it up before you sell? A lot of factors come into play when deciding the final price of a home but one potential way of increasing the worth of your home is with a renovation.
Renovations help remove and reduce the faults in a home and this can help boost its worth. They also make homes attractive to buyers, which can help you sell your house quicker. Renovations can be done on the home’s interior and exterior, but needn’t involve major work. Here are a few things you could consider doing when selling your house.
1. Decorate the walls
Give the walls a fresh coat of paint just before you put it up for sale. This will give it a fresh look that will help entice potential buyers. A few pots of paint won’t cost the earth and can be a cost-effective method of adding value to your home.
Some buyers prefer neutral colour schemes so, even if you’re a fan of bold colours and prints, consider paring back your colour scheme and bold wallpaper to something more neutral. It may not be so attractive to you, but it will provide buyers with a neutral palette to work with and give them less decorating to do. If you’re not a fan of decorating, consider hiring a professional for a top end result.
2. Look to the floors
Pay attention to the horizontal surfaces in your home – eg the floors! Wash and clean stains off any dirty carpets or replace them altogether if they are damaged.
If the floor is made of hardwood, consider refinishing them so as to make the floor attractive. Check the tiles in your bathroom for cracks and scratches and have them repaired if necessary.
3. Spruce up the exterior
The exterior of your home plays an important role in attracting potential buyers too. Appearances and first impressions really matter in the property market and buyers may overlook your home if its exterior is not up to scratch.
Give your front door a lick of fresh new paint, paint the garage door and tidy up any garden area. Add a hanging basket by the front door or a couple of pot plants to create a welcoming impression. If you have hedges around your home, or overgrown shrubs, take time to trim them and make them look neat and tidy. All these simple renovations can help give your home a pleasant vibe and make it attractive to buyers.
4. Replace damaged doors
Property buyers tend to look for houses with very little moving in costs and this makes it important for you to make your property as ready to move in as possible. If there are any damaged internal doors in your home, repair them or replace them entirely. If you have an integral garage, then add a strong or fire safe door to bring it up to modern standards. Companies such as steel door replacement in Toronto will make sure that you home is fitted with great doors for added safety and convenience.
It may seem like a pain to stop and do renovations when all you can think about is moving somewhere new, but the effort and time is worth it. If it could add value to your home and make it quicker to sell, then it’s worth it in the long run.
